Anti Social Behaviour (ASB) Policy
1. Our Approach
Purple Frog is committed to promoting positive relationships between tenants, neighbours, and the wider community. We work proactively to prevent anti-social behaviour and take action when it is reported, in line with the law.
2. Prevention
2.1 Tenant Guidance
At the start of each tenancy, all tenants receive our Good Neighbour Guide, which sets out clear expectations for respectful behaviour and proper waste management.
2.2 Move-In Reminders
Our welcome communications include a reminder of your contractual responsibilities to be considerate to others and to avoid anti-social behaviour.
3. Response Process
3.1 Investigation
We will investigate any ASB complaint we receive about a tenant in a Purple Frog-managed property. If the complaint is valid, it will be recorded against the tenancy.
3.2 First Complaint
Tenants will be contacted (by email and letter) and reminded of the relevant tenancy clause. We will request that the behaviour stops and advise that further incidents may be referred to the relevant authorities. For serious incidents, such as those involving criminal behaviour, we may contact the police or local authority immediately.
3.3 Second Complaint
If a second valid complaint is received during the same tenancy, tenants will be contacted again, and we may also notify guarantors and the university (for student tenants). We may increase property inspections or arrange a meeting to resolve the issue.
3.4 Third Complaint
A further complaint will result in a final warning and escalation to the university and/or local authorities. We will also discuss the situation with the landlord and explore further action.
3.5 Further Action
Ending a tenancy for ASB is a last resort and may not always be legally viable. In most cases, working with local authorities, who have powers to take enforcement action, is the most effective way to resolve persistent ASB.
4. Keeping You Informed
We will update the complainant and any relevant parties on the steps taken to resolve the matter, and we will cooperate fully with the police, local authority, universities, and other agencies until the case is resolved.
